Magnificent investment opportunity in Chamberí

Description

Unique property located in a contemporary building in the most traditional area of Chamberí, a busy and bustling neighbourhood, a favourite area for students from nearby universities and with a wide range of shops and department stores such as El Corte Inglés.

The property is particularly luminous and has very good renovation possibilities to recreate a large family space of more than 300 m or a multi-dwelling for coliving of medium stays.

It has three parking spaces in the building and two storage rooms.

Layout:

The flat has very good chassis and open spaces without architectural barriers so it has different alternatives and good patios, being able to house up to 13 rooms with their bathrooms for coloving or a project could be carried out as a family home.

Inspirational cover photo. We love author’s houses so in the properties to rehabilitate that do not have a committed architecture or interior design project we always recommend architecture and design studios that inspire us and that have done similar houses to those who could be asked to do the reform project. Sometimes we choose established figures and sometimes new talents, national or international. Our dreams have no limits.

Our recommendation is disinterested and the client is free to decide with whom to carry out the project.

To carry out this project we were inspired by and recommend the studio of the architect Ana Escribano. Do you like this style?

The Chamberí neighbourhood, one of the most residential and elegant in Madrid, is home to some of the most representative buildings, built between the end of the 19th century and the beginning of the 20th. It is home to embassies, parks, museums and art galleries, and in recent years it has been home to a number of art centres, such as the Film Academy and the Ibero-American Institute of Finland, which offer films, conferences and exhibitions. Chamberí also has a wide range of shops and traditional neighbourhood shops.

Gaztambide is a neighbourhood close to Madrid’s main university campuses, and stands out for its student life, with a wide range of traditional shops.

The flat has a north-east orientation on the outside but it also receives light from other orientations through the different patios. The terrace faces north-east. It is worth highlighting the great luminosity achieved by the avant-garde architecture of this property due to the layout of the patios.

.

The property is in need of a complete refurbishment. The original layout is not very useful as it has been used as an office but can be easily modified and lacks load bearing walls. It needs new installations and a complete rethinking of the distribution depending on the intended use. The building is in perfect state of conservation with favourable ITE from 2021.

The Chamberí-Gaztambide neighbourhood is the most sought after area in Madrid by young people, the commercial offer and the universities give a clear attraction to the area that adds to the commercial offer of the traditional neighbourhood. There is no doubt that acquiring a property in this area means having a solid real estate asset that does not depend on the fluctuations of the real estate market.
