Warm autumn in Madrid
Madrid is a very desirable place in terms of real estate and below we review the most sought after areas for the most demanding buyers. And if all of Madrid is in the real estate spotlight, the premium market much more, with a high demand in very specific areas.
Madrid is on fire and so is its real estate market, and in this last quarter the price of second-hand housing in the capital has only remained at 15% of the price of the real estate bubble of 2007. The difference, and what makes us not in the same situation, is that this rise will not be accompanied by an excess of mortgage loans or the risk of default. Both in 2020 (the year of the pandemic) and today, real estate has shown that it is based on much more solid pillars than in the past. While in those years the market was exposed to a high oversupply of unsold new housing, today the opposite is true and what prevails in the areas of greatest economic activity is the shortage of housing supply.
The demand for housing in Madrid is very high and this is reflected in prices: there have been twenty-four consecutive months of increases, which is the highest rate of growth of housing in the city in the last 18 years. The high demand, however, chooses its areas, and below we review the most sought after. And if all of Madrid is in the real estate spotlight, the premium market is even more so. And it is expected to remain so, as it is estimated that the number of people with high assets will increase by at least 10% in the next five years.
That is why it is advisable to show interest and make a visit as soon as possible when an asset really interests us, as the ‘sold’ sign is being hung earlier and earlier. The other way is to contact specialized agents such as The Sibarist, because most of the time the most special properties do not even appear in the most common portals.
If you are clear about the type of property you want, but not so clear about the area, we summarize below the neighborhoods that are the object of desire for the most exquisite buyers.
Salamanca, the king that never abdicates
A common confusion, not only among international buyers, but also among many Madrileños, is not being clear about what is considered Salamanca district and what is not. Part of this confusion is caused by the fact that the Salamanca district encompasses several neighborhoods, one of which is precisely Salamanca. That, together with Recoletos, Goya and Lista, forms the almost golden square of this central area, which is complemented by other neighborhoods such as Guindalera, Fuente del Berro and part of Castellana. In the most premium blocks, such as the ones we are going to show you now, the square meter does not usually go below 12,000 euros/m2 and can reach up to 20,000 euros/m2 in several properties.

The XXL homes: the most sought after in the golden mile
Something increasingly in demand and that is difficult to find in Salamanca and other surrounding areas are properties of more than 500 square meters. Many international families that started settling in the Salamanca neighborhood have decided to make the leap to larger properties and the supply is scarce, so several have ended up moving to single-family homes in suburban developments. It is a lively area, very sought for people with cultural and gastronomic interests.
