This enchanting villa located between Rima and Florence, nestled in the magical surroundings of Umbria and Tuscany, with breathtaking views over the Calanchi Valley, a natural phenomenon drawn by landslides and the millenary erosive action of water, this property is the perfect marriage between cosy and modern luxury. In this villa, guests will find themselves in an atmosphere of refined and elegant luxury, attended by qualified staff and with all the comforts and facilities that, moreover, preserve total privacy. At the same time, it is close to several cities of art in Umbria and Tuscany.

It has two swimming pools, one heated and the other one in the open air with a breathtaking view. In addition, there is a wine cellar, which has been producing high quality wines for over 35 years and is illuminated by candlelight, where guests can enjoy classical music or a romantic dinner. The manicured garden is a veritable open-air museum where different types of flowers and plants frame modern art sculptures. In this villa guests can dine every evening in a different area of the property, so there is no room for boredom, and it is possible to enjoy amazing views and breathtaking sunsets.

The long driveway is bordered by rows of vines, which extend in both directions as far as the eye can see, immediately giving an impression of the extensive dimensions of this property.
The building is surrounded by a stunning garden, rich in a variety of flowers, plants and sculptures by important artists of contemporary art, making the estate a villa of exceptional size and luxury.

In addition to the 31-hectare vineyard, it houses a fascinating wine cellar with an elegant tasting room, accessed via a long underground passageway from the villa itself.The villa has an elongated shape and its most panoramic side overlooks the spectacular landscape of the Calanchi, a natural phenomenon created by deep scarring landslides, the result of the erosive action of water over hundreds of years.

The main villa has 7 bedrooms and the maximum number of occupants is 14 people, to ensure the comfort of the guests. The property also has 4 double rooms in a Cabaña and a double room in the Torretta. It can be booked with 7 or with dormitories. The rooms are luxuriously decorated, with a distinct style for each room, each room equipped with telephone, air conditioning, satellite TV, telephone, air conditioning, satellite TV and mosquito nets on the windows. The bathrooms are finished to a high standard.

The main villa has, on the first floor, two large double bedrooms with two ensuite bathrooms, one bathroom with shower and one with jacuzzi bath. While, on the tower floor there is a double bedroom with ensuite bathroom with bathtub. Also in the main villa, on the ground floor there is a double bedroom (which can be separated or joined as desired) with private bathroom and bathtub and a twin bedroom with two ensuite bathrooms, one bathroom with shower and one with bathtub.

In the garden, very close to the Villa, there is an independent double bedroom in the Torretta, with a bathroom with bathtub.

The villa’s Cabaña, in an annexe, has four double bedrooms, two of them with double bathrooms. Inside, guests will find the entrance, a living room (with a large table for 16/18 guests) and a small kitchen with a fireplace. The villa also has a large kitchen fully equipped with professional industrial kitchen appliances.

Three elegant adjoining lounges connect to a large living room with spectacular windows, a fireplace, a plasma screen TV and direct access to the swimming pool.

In harmony with the lounge and kitchenette is a spacious pergola that houses a table for 12 guests and a space to enjoy outdoor living. The property also has a fully equipped gymnasium with all the necessary equipment and two massage rooms. Outside there is a tennis court, outdoor swimming pool with bar, sculpture garden with pieces by famous artists, vineyard, barbecue and a large private park and garden.Over the past 35 years, the owners of this domain have been collecting works by key artists of the scene such as Anish Kapoor, Banksy and Mitoraj which are strategically scattered around the garden with geometrically shaped hedges, rose bushes, lemon and cypress trees that allow you to play hide and seek in a unique place in the region.
They have also dedicated a special secret garden to their close friend, British travel writer and conservationist Mark Shand, with sculptures from his Elephant Family Association, including toucans, gorillas and crocodiles.Undoubtedly, a memorable setting where nature, art and a love of beauty walk hand in hand. Guests can enjoy the large heated swimming pool that overlooks the panoramic garden and is protected by a glass door that can be partially opened.

In harmony with the pool is a large La Limonaia pergola which can be set up for lunches or dinners, for which the villa is staffed and serviced. The villa has the most sought after facilities and staff, including an in-house chef, to maximise the enjoyment of any stay, and wellness therapists for invigorating week-long SPA retreats based on detox food, yoga and fitness.

Price includes: breakfast and light buffet lunch (lunch is almost always a buffet, with varied and lively Italian food, food included, drinks not included), special dishes for children (on request), a wine tasting evening with dinner enlivened with music and candles, a cook (available for 8 hours a day, including daily breakfast and light meal preparation), a maid (8 HpD ), handyman/guardian service, concierge and telecare service (8 HpD ), daily cleaning, air conditioning, garden maintenance, free internet access, television, tennis court, gym, two swimming pools (one indoor heated and one outdoor), pool maintenance, pool towels, sauna/steam bath and bicycles.

General rules: eating inside the room is not allowed, room service is only for coffee or croissant, buffet breakfast is served between 8 am and 11 am, light buffet lunch is served between 12 am and 2 pm, dinner is served between 7.30 pm and 9.30 pm, cleaning of the rooms is only for coffee or croissant, breakfast buffet is served between 8 am and 11 am, dinner is served between 7.30 pm and 9.30 pm. 30 hours, rooms are cleaned daily, the outdoor swimming pool is open from 1 April to 31 October, pool heating is available all year round (additional charge depending on usage) and if the number of holidaymakers exceeds the capacity of the reservation, no additional guests will be accepted.
