A home in the mountains near Madrid: a timeless luxury

For generations, retreats in the mountains near Madrid were reserved for the summer months. Today, their proximity to the capital makes longer stays—and even year-round living—possible. A discreet form of luxury, with nature and comfort at its heart.

It is a familiar Madrid tradition: having a house in the mountains. The idea has never lost its appeal, but it is now adapting to a different understanding of the second home—one that is increasingly becoming a place to live for longer stretches of the year. As we have often explored in our Magazine, owners are spending more time in these houses, thanks to working patterns that allow it and to homes designed for year-round comfort. If this is happening in Cantabria, Asturias and on country estates within two hours of Madrid, it is equally relevant much closer to the capital.

The mountains around Madrid are a natural setting for this shift. There is more than one mountain range here, although when people speak simply of “the sierra”, they usually mean the Sierra de Guadarrama, Madrid’s best-known and most emblematic range. Its landscapes include the pine forests of Cercedilla, the surroundings of Navacerrada, El Escorial and Mount Abantos, the granite formations of La Pedriza and the Lozoya valley, beside the peaks of Peñalara.

Sierra Norte, meanwhile, is a territorial name encompassing mountain landscapes and valleys in the north and northeast of the region. Places such as Somosierra, La Hiruela and Montejo de la Sierra combine small villages, traditional architecture and woodland in a distinctly rural setting.

There is also the Sierra Oeste, in southwest Madrid. Here, hills, open oak woodland, pine forests and reservoirs shape the landscape around towns such as San Martín de Valdeiglesias and Rozas de Puerto Real.

Returning to Guadarrama, everyday usage often includes towns in the foothills: Torrelodones, Hoyo de Manzanares, Galapagar and Collado Villalba, where permanent homes play an important role. The central part of the range is home to many of the traditional mountain retreats associated with the area, in towns that retain much of their character: Cercedilla, Navacerrada, Los Molinos, Guadarrama and Becerril de la Sierra. Further east lie Manzanares el Real, Soto del Real, Miraflores de la Sierra and El Boalo.

Cercedilla and San Lorenzo de El Escorial: the historic heart

There was a time when upper-middle-class families from Madrid would close up their city houses at the end of the school year and move to the mountains for the summer. Cercedilla was one of the principal settings for the emergence of the mountain second home, particularly from the late nineteenth century into the early decades of the twentieth, encouraged by the arrival of the railway.

That tradition left an architectural legacy that still defines some of Cercedilla’s most distinctive neighbourhoods. The first villas appeared around the station, followed in the early twentieth century by residential colonies such as Las Praderas and Camorritos. The latter brought together substantial stone-and-timber houses among the pines, with pitched roofs, fireplaces and generous gardens. It became one of the characteristic expressions of residential architecture in the sierra.

Many of these houses used granite on their façades, alongside brick, timber and other materials. Porches, glazed galleries, terraces and large gardens became part of their vocabulary. Granite, once associated with rural buildings, also became a defining material of the comfortable mountain residence.

A good example is this house in Cercedilla, offered for sale by The Sibarist, with 243 m² arranged on a single floor and a 1,680 m² plot. A renovation could explore the possibility of increasing the interior ceiling height and exposing the pitched roof, subject to technical and planning checks.

The living and dining room, with its fireplace, opens onto a terrace at the same level, overlooking the garden and swimming pool and extending everyday life outdoors. Mature trees, which have taken decades to reach their present size, create a balance of sunny clearings and sheltered shade.

The railway reached El Escorial before Cercedilla, making it easier for Madrid families to seek a summer retreat in a place chosen centuries earlier by Philip II. The Monastery and its surroundings shape the identity of this area, shared between the more monumental San Lorenzo de El Escorial and El Escorial, whose residential tradition is closely connected to villas, summer colonies and large wooded plots.

On the slopes of Mount Abantos, among houses set within the pine forest, The Sibarist manages short stays at one of the most distinctive properties in its portfolio. Its modern architectural language differs greatly from that of the earliest mountain houses, yet its relationship with nature is equally close. Casa Levene was commissioned by Richard Levene, architect and founder of El Croquis, who entrusted the design to Eduardo Arroyo.

The guiding premise was that the house should adapt to the terrain and its trees. Its form grew from the wish to build among the pines and preserve the relationship with the hillside.

A narrow central core gives rise to three irregular arms extending down the slope: 490 square metres arranged over different levels to suit the function of each space. Inside, blue walls and floors distinguish the private areas, while Arroyo chose orange for the social spaces, drawing on Goethe’s colour theories. Much of the furniture was designed specifically for its setting.

San Lorenzo also has later residential developments, such as La Pizarra and Felipe II, within a landscape that has continued to evolve. In neighbouring El Escorial, the change is particularly evident: Los Arroyos, Las Zorreras and Montencinar, originally developed largely for summer holidays and weekends, have gradually welcomed a more permanent population.

The walls of Buitrago del Lozoya, El Paular monastery in Rascafría, Torrelaguna’s Plaza Mayor and the stone-and-slate buildings of Patones de Arriba reveal a Sierra Norte where history and landscape are closely connected. Having a home here means enjoying its villages and paths beyond a short escape.

In Cotos de Monterrey, in the municipality of Venturada and connected to Madrid by the A-1, The Sibarist is offering a house designed in the 1990s by José Manuel Sanz and Juan López Riobóo. Large windows and covered terraces connect the interiors with the views and garden, subsequently landscaped by Mireia Iglesias. The fireplace, swimming pool and garden pavilion offer different ways to enjoy the house throughout the year.

Beyond Guadarrama: the appeal of the Sierra Oeste

Madrid’s country-house landscape extends beyond the towns historically associated with summers in Guadarrama. To the southwest, the Sierra Oeste offers a different interpretation of the second home, closer to the country estate than to the chalet among the pines. The scenery changes: the mountains give way to gentler contours, open holm-oak woodland, granite outcrops and broad horizons.

Chapinería captures this other way of enjoying a home outside the city. Set between the mountains and the Alberche basin, it retains a landscape of holm-oak woods and pasture, with traditional architecture in which granite plays a prominent role. Its proximity to Madrid makes extended stays, or even permanent living, possible, while the countryside and lower urban density offer a different appeal from the better-known mountain destinations.

Here, The Sibarist is offering a 30-hectare property for sale. Alongside the main house, it has an open pavilion with ceilings more than five metres high, designed for celebrations, as well as two en-suite guest bedrooms, a kitchen and an upstairs games room.

A market for distinctive properties

Grand historic villas, restored granite houses and homes with particularly generous plots form a market of their own. Exact location, views, privacy, condition and scope for renovation can matter as much as built area. A historic house with a good plot in Cercedilla or Navacerrada belongs to a different segment from a terraced house in Guadarrama or Torrelodones.

The Sierra de Guadarrama has evolved from a destination associated largely with summer houses and weekend escapes into an option for longer stays—and for those who want to make the mountain landscape part of everyday life without moving far from Madrid.
